Compare Surprise Farms Plans, Phases & Lots

Surprise Farms offers established detached homes with different room arrangements, garage configurations and outdoor spaces. A single-story home in one phase and a larger two-story pool home in another can require very different comparisons. Start with how the plan works for you, then examine condition and recurring expenses.

What to compare Single-story home Two-story home
Rooms and flexibility Walk the bedroom separation, den, storage and kitchen-to-garage route. Measure spaces needed for your furniture and daily routine. Check stairs, loft or bonus space, laundry location and whether a bedroom and full bathroom are on the main level.
Comfort and condition Compare window exposure, patio shade, roof records, cooling equipment and documented improvements. Check temperatures on both levels, the number of HVAC systems, service history and access for maintenance.
Lot and garage Measure the garage, side yard and remaining outdoor space around a pool. Check drainage and neighboring sightlines. Compare yard depth, patio privacy, upstairs views and usable garage space. More interior square footage does not establish a larger lot.
Price and obligations Use similar plans, phases, lots, garages, pools and improvement histories. Confirm the exact association and its services. Compare the room arrangement and condition as well as size. Reconcile all association charges and expected system replacements.

Much of Surprise Farms dates to the early and mid-2000s, with later construction in some phases. Review the exact build year, builder and replacement records for each home. A renovated kitchen and an original roof tell different parts of the ownership story.

Match the home to its phase: the official Surprise Farms I website covers that association, also known as Surprise Farms 1-A. It expressly excludes phases II, III, IV and V. Use the legal subdivision and resale documents to identify the association for the home you are considering.

Review Surprise Farms I information or use the city’s HOA contact resources to begin confirming the appropriate association.

Look beyond the asking price

Surprise Farms HOA Fees, Property Taxes & Ownership Costs

Use the selected homes’ listing-reported dues and taxes as a starting point, then confirm each association statement and parcel tax record. Fees, billing periods and included services can differ by phase. Add insurance, utilities, private pool care, solar obligations and expected repairs to your broader budget.

Compare Costs for the Homes Shown Above

Open a Surprise Farms listing to review its reported HOA dues, tax year and included services, or ask Todd for an address-specific cost review.

*Monthly subtotal = listed HOA dues (converted to a monthly amount) + listed annual taxes ÷ 12. Monthly components are rounded to cents. This is a partial ownership cost; mortgage payments, insurance, utilities, maintenance and other expenses are separate. Figures are listing-reported, not verified tax bills or association quotes. Open “HOA & property details” for the reported billing period and inclusions. Missing details do not produce a subtotal. Reported additional associations or potentially incomplete construction-year taxes require confirmation before a subtotal is shown.

Confirm Before You Make an Offer

  1. Association chargesThe correct phase and every applicable association, current dues and billing periods, included services, transfer charges, capital contributions, special assessments and any property-specific balance.
  2. Property taxesUse the exact parcel and tax year. Review the county bill and check whether later additions or improvements are reflected.
  3. Home and lot expensesInsurance, roof and HVAC condition, pool service, irrigation, tree care, solar contracts and the repairs or improvements you expect to make.

Different Phases, Different Obligations

A listing’s monthly or quarterly amount is specific to that property. The comparison converts recognized billing periods into monthly equivalents, but the actual payment schedule stays the same. Confirm the current assessment and services through the applicable association; another phase’s documents may not apply.

For a private pool, review surfaces, pump, filter, heating and service records. For an RV gate, check usable dimensions and storage rules. For solar, identify whether the system is owned, financed, leased or under a power-purchase agreement, including remaining payments and transfer terms.

Parks, Schools & Everyday Life in Surprise Farms

Surprise Farms spans several phases in northwest Surprise near the Bell Road, Greenway Road and Loop 303 corridors. Surprise Farms I describes its own boundaries as Cotton Lane east to Loop 303, between Bell and Greenway roads; those are not the boundaries of every phase. See the association’s area description.

Surprise Farms Community Park

Include a stop at the city-operated Surprise Farms Community Park on Westpark Boulevard. Its playground, skate park, dog park and splash pad offer different ways to spend time outdoors near the neighborhood.

Check city notices, operating hours and seasonal splash-pad availability before visiting. For a nearby home, compare park activity, lighting, parking and privacy from the patio.

Greenbelts & Neighborhood Paths

Walk from the property to nearby green space and play areas. Compare shade, crossings, drainage and the route home. A greenbelt-facing patio can feel different from an interior-street backyard at busy times.

Confirm the boundaries and maintenance obligations for the exact parcel. Association parks and city recreation facilities have separate rules; a neighborhood name does not establish access to every amenity.

Bell Road, Loop 303 & Prasada

Questions worth asking

Surprise Farms Home-Buying FAQs

Where is Surprise Farms in Surprise?

Surprise Farms is in northwest Surprise near Loop 303, Bell Road and Greenway Road. It includes multiple residential phases. Confirm the exact subdivision, neighborhood entrance and address when comparing daily routes.

What types of homes can I find?

The community primarily offers established detached homes with single- and two-story plans, varying garages, dens, lofts and outdoor spaces. Many date to the early and mid-2000s, with later homes in some phases. Compare the exact build year, plan and improvements.

Does one HOA cover all of Surprise Farms?

No. The Surprise Farms I website explicitly distinguishes its association from phases II, III, IV and V. Use title and resale documents to identify every association governing the specific property.

How much are Surprise Farms HOA fees?

The comparison above uses the preview homes’ listing-reported amounts, with recognized billing periods converted to monthly equivalents. Confirm current dues, included services, transfer charges and assessments through the appropriate association. Figures can differ even among listings with similar subdivision descriptions.

Do the home previews and cost rows update together?

Yes. When this page loads, the previews, cost rows and calculator choices use the same selected homes. Listings confirmed as sold, under contract or outside Surprise Farms are removed from the selection. Up to three homes appear, depending on availability and the listing data returned.

Can I find a private pool, and is there a community pool?

Some homes have private backyard pools. Check current listings and review surfaces, equipment, heating and service records. Confirm any shared-pool rights for the exact property through its association documents; a public splash pad or a nearby pool does not establish HOA pool access.

Does an RV gate allow me to store an RV or trailer?

A gate alone does not establish storage permission or usable dimensions. Measure the gate, approach and side yard, then review setbacks and current association rules for the vehicle or equipment you intend to keep.

Are the city park and HOA parks the same?

Surprise Farms Community Park is a city-operated facility. Neighborhood association parks and common areas have their own maintenance and use arrangements. Check city facility information and the property’s association documents separately.

Which schools serve Surprise Farms?

School assignments depend on the property address and current district boundaries. Start with Dysart SchoolFinder, then confirm the applicable campuses, enrollment and transportation directly with the district for your intended school year.
