A single-story home in one phase and a larger two-story pool home in another can require very different comparisons. Start with how the plan works for you, then examine condition and recurring expenses.

What to compare Single-story home Two-story home
Rooms and flexibility Walk the bedroom separation, den, storage and kitchen-to-garage route. Measure spaces needed for your furniture and daily routine. Check stairs, loft or bonus space, laundry location and whether a bedroom and full bathroom are on the main level.
Comfort and condition Compare window exposure, patio shade, roof records, cooling equipment and documented improvements. Check temperatures on both levels, the number of HVAC systems, service history and access for maintenance.
Lot and garage Measure the garage, side yard and remaining outdoor space around a pool. Check drainage and neighboring sightlines. Compare yard depth, patio privacy, upstairs views and usable garage space. More interior square footage does not establish a larger lot.
Price and obligations Use similar plans, phases, lots, garages, pools and improvement histories. Confirm the exact association and its services. Compare the room arrangement and condition as well as size. Reconcile all association charges and expected system replacements.

Much of Surprise Farms dates to the early and mid-2000s, with later construction in some phases. Review the exact build year, builder and replacement records for each home. A renovated kitchen and an original roof tell different parts of the ownership story.

Match the home to its phase: the official Surprise Farms I website covers that association, also known as Surprise Farms 1-A. It expressly excludes phases II, III, IV and V. Use the legal subdivision and resale documents to identify the association for the home you are considering.

Different Phases, Different Obligations

A listing’s monthly or quarterly amount is specific to that property. The comparison converts recognized billing periods into monthly equivalents, but the actual payment schedule stays the same. Confirm the current assessment and services through the applicable association; another phase’s documents may not apply.

For a private pool, review surfaces, pump, filter, heating and service records. For an RV gate, check usable dimensions and storage rules. For solar, identify whether the system is owned, financed, leased or under a power-purchase agreement, including remaining payments and transfer terms.

Surprise Farms spans several phases in northwest Surprise near the Bell Road, Greenway Road and Loop 303 corridors. Surprise Farms I describes its own boundaries as Cotton Lane east to Loop 303, between Bell and Greenway roads; those are not the boundaries of every phase. See the association’s area description.

Include a stop at the city-operated Surprise Farms Community Park on Westpark Boulevard. Its playground, skate park, dog park and splash pad offer different ways to spend time outdoors near the neighborhood.
