Detached Homes or La Solana Condos in The Grand?

The Grand’s established Del Webb homes include familiar plans such as Willow, Madera, Azalea, Borgata and Stonecrest. Walk the actual home: additions, enclosed patios, remodeled kitchens and garage changes can make two homes with the same model name feel quite different. La Solana offers a condominium option within the community.

What to compare Detached home La Solana condo
Layout and access Compare bedroom separation, den or hobby space, laundry, patio access and usable garage dimensions. Check the floor level, entry route, stairs or elevator access, storage, parking and the location of the unit within its building.
Outdoor setting Compare an interior lot with a golf-course or open-space setting. Visit the patio to judge shade, privacy and nearby activity. Compare the balcony or patio, exposure, neighboring units and the route to the condo clubhouse and pool.
Maintenance and insurance Review roof, HVAC, irrigation, landscaping and any private pool. Some maintained properties have additional services and charges. Read the condo documents for unit-versus-association maintenance, insurance coverage, reserves, assessments and responsibility for repairs.
Price and recurring costs Compare similar models, lots, garages, pools and improvements. Confirm the community assessment and every property-specific charge. Compare similar units and condition. Reconcile both The Grand community assessment and condominium dues before comparing monthly costs.

For an established resale, review the build year alongside replacement records, permits, warranties and solar terms. For a golf-course lot, consider cart paths, maintenance activity, exposure to golf play and your patio’s privacy as well as the view.

Confirm occupancy eligibility early: The Grand is primarily a 55+ community with a limited allowance for residents ages 45–54. Ownership and occupancy rules differ. Obtain written eligibility confirmation from the association for everyone who will occupy the home before relying on a listing’s age label. Review the association’s buyer information.

The Grand bills its community assessment annually. The comparison converts a listing’s recognized billing period into a monthly equivalent; it does not change when the payment is due.

La Solana condos and maintained properties need an extra review. A single HOA field may not establish the complete amount. Courtyard and Garden Villa properties can have additional maintenance charges. Confirm whether those charges are included in the reported figure before entering a combined amount.

Yes. The Grand is the community formerly called Sun City Grand in Surprise, Arizona. Listings and subdivision descriptions may use either name. Confirm the exact property and association when comparing homes.

Is The Grand a 55+ community, and can someone younger live there?

The Grand is primarily a 55+ community with a limited allowance for residents ages 45–54. Ownership and occupancy requirements differ, and eligibility should be confirmed for the intended occupants. Obtain written guidance directly from the association; do not rely only on a listing’s 45+ or 55+ label. Review current buyer information.

What types of homes are available?

The Grand includes established detached homes, predominantly single-level plans, and La Solana condos. Compare the model, renovations, garage, yard and location. For La Solana, also compare building access, parking, shared maintenance and combined community-plus-condo charges.

How much are The Grand HOA fees?

The community assessment is billed annually. The comparison above converts each selected home’s listing-reported billing period to a monthly equivalent. La Solana condos and maintained properties require additional review.

Do La Solana condos and maintained homes have extra charges?

La Solana has condominium obligations in addition to The Grand community assessment. Maintained Courtyard and Garden Villa properties can also carry extra maintenance charges. Confirm all applicable amounts, services and responsibilities. The cost table withholds a subtotal for condos and identified maintained properties. Once you confirm the combined figures, enter them in the calculator.

Is golf included in the community assessment?

Do not assume golf play is included. Check the current golf rates, passes, reservation rules and any cart or guest charges separately. The four courses are Cimarron, Desert Springs, Granite Falls North and Granite Falls South. Review golf information.

Is The Grand gated, and what amenities should I visit?

The Grand is not gated. Include Adobe and Cimarron fitness and pool facilities, the Village Center area, golf and activities that interest you in your tour. La Solana has additional condo amenities. Check current access, guest rules and any separate charges with the association.

Can I use a home seasonally or rent it out?

For seasonal use, plan property checks, irrigation, deliveries and maintenance while you are away. Before buying with rental plans, review current community and any condo rules for minimum lease terms, tenant eligibility, registration, activity cards and guest use. Confirm requirements for the exact property and intended arrangement.

Do the home previews and cost rows update together?
