Start with the homes
A Look at Available Asante Homes
Use current listing photos, asking prices and home details to build your shortlist. This broad Asante search can include Heritage's age-qualified homes; check the neighborhood and eligibility for each property.
Use the full Asante search for current listings, photos and property details.
Listings may be offered by other brokerages. Listing photos and data are supplied through ARMLS. Availability and prices can change; open each property for current details and listing attribution. All information should be independently verified.
One area, different home choices
Asante Phase I, Phase II, Artisan & Heritage
Asante sits in northern Surprise near Loop 303 and U.S. Route 60. Its resale streets and newer construction offer different floor plans, lot settings and ownership arrangements. Start with the legal subdivision and association, then compare the amenities that actually come with the home.
Asante Phase I
Use a resale tour to compare the finished backyard, shade, garage storage and the condition of major systems. Improvements, solar agreements and included appliances can change the value of two otherwise similar floor plans.
Check the property's membership and current documents with the Phase I association. Its public site provides a starting point for community information and contacts.
Asante Phase I association →Asante Phase II
Phase II has its own association website. Verify the exact parcel's documents, dues, included services and exterior-use rules rather than applying information from a different Asante phase.
Compare the home's orientation, nearby open space, backyard finish and routes to your regular destinations. Ask for the seller's current association disclosure package.
Asante Phase II association →Artisan at Asante
Compare new-home collections, available lots and move-in timing through Artisan's builder directory. For each home, request a written price that separates the home, lot premium, design options and any incentive conditions.
Ask which Gallery facilities the property can use and what is open when you plan to move. A model-home visit is also a chance to compare the standard finish package with the display upgrades.
Explore Artisan builders & homes →Heritage at Asante • 55+
Heritage is a separate gated, age-qualified neighborhood within the broader Asante area. Its private recreation and association requirements should be reviewed for a Heritage property, including current occupancy and guest rules.
It can appear in the broad search above. If Heritage interests you, use its dedicated guide to focus your home and amenity comparison.
Explore Heritage at Asante 55+ homes →Private amenity access belongs to the property. An Asante address does not automatically include Artisan's Gallery or Heritage's facilities. Confirm the governing association, access rights, dues and any age requirements before comparing homes.
Resale or a brand-new build?
Compare the Finished Home, Not Just the Starting Price
A resale may include completed landscaping, window coverings, a pool or storage upgrades. For a new home, check what is included at delivery, what you will add afterward and when the home is expected to be ready.
Compare the total purchase terms and ongoing expenses on the same basis. Builder incentives can have lender, loan, closing-date or other conditions; request the details for the specific home.
Explore Surprise new construction →RV Garages & Separate Living Space
For an RV garage, measure the door opening, interior height, length and driveway approach against your vehicle. Confirm parking, storage and exterior rules in the property's association documents.
For a multigenerational layout, compare the actual entrance, bathroom, living space, privacy and permitted use. A plan name or extra bedroom alone does not establish a separate suite.

Asante HOA Fees, Property Taxes & Ownership Costs
Asante has several associations and home types. Compare the exact property's dues, payment schedule, tax year and included services. A community name alone does not establish the cost or the amenities included.
Compare Costs for the Homes Shown Above
Open an Asante listing to review its reported HOA dues, tax year and included services, or ask Todd for an address-specific cost review.
| Home | Listed HOA / month* | Annual taxes | HOA + tax / month* |
|---|
*Monthly subtotal = listed HOA dues (converted to a monthly amount) + listed annual taxes ÷ 12. Monthly components are rounded to cents. This is a partial ownership cost; mortgage payments, insurance, utilities, maintenance and other expenses are separate. Figures are listing-reported, not verified tax bills or association quotes. Open “HOA & property details” for the reported billing period and inclusions. Missing data does not produce a subtotal. A reported additional association requires confirmation of combined dues. If the listed tax year is at or before the year built, or construction is reported as new or incomplete, the subtotal is held for a completed-home tax review.
Compare HOA & Tax Carrying Costs
Choose a preview home to use its reported figures, or enter confirmed amounts. New-home tax figures needing review stay blank; use a completed-home estimate from your lender or tax professional after checking the parcel record.
Use the correct tax year and the complete HOA amount for your comparison.
Monthly HOA dues + annual property taxes ÷ 12.
Add mortgage principal and interest, insurance, utilities, maintenance, any mortgage insurance, solar obligations and closing costs separately. Check whether any district charges are already included in the tax bill before adding them again.
What to Confirm Before Buying
- Recurring assessmentsThe exact association, all applicable dues, payment periods, included services and special assessments.
- Purchase-time chargesRequest a written breakdown of transfer, disclosure, capital contribution and other association charges that apply to this purchase.
- Property-specific expensesThe parcel's tax records, insurance, solar obligations, pool care, landscaping and likely repairs. For new construction, include unfinished items you will pay for after closing.
New Homes Need a Tax Review
A listed tax amount may relate to an earlier construction stage or be an estimate. It does not establish the future bill for the completed home.
When the listing's tax year is at or before its year built, or construction is reported as new or incomplete, this comparison shows the source figure but withholds the subtotal. Confirm a completed-home tax estimate before entering your own budget.

Asante Amenities, Schools & Everyday Life
Plan a few local stops alongside your home tour. Private recreation, public destinations and your everyday routes answer different questions about living here.
The Gallery & Private Recreation
Artisan's amenity directory features The Gallery clubhouse, fitness and movement spaces, pools, parks and walking paths. Review current facility access and the status of planned features for the home you are considering.
Heritage's amenities are separately governed. Ask about guest access, activity registration and any extra charges at the facilities attached to your property.
Review Artisan's amenity directory →Asante Community Park & Library
Include Asante Community Park and Asante Library in your visit. These public destinations are distinct from the private recreation offered through particular homeowners associations.
Check the city's park information and the library's own page for facilities, programs and opening hours. Try the route from the specific home rather than assuming every Asante address is equally close.
Schools by Property Address
Asante Preparatory Academy is part of Dysart Unified School District. Use the district to confirm the schools, grade levels and enrollment options for the exact address and intended school year.
Listing school fields and development brochures can lag behind boundary or grade changes. Verify assignments before treating a nearby campus as the property's assigned school.
Asante Preparatory Academy & Dysart →Loop 303, Grand Avenue & Prasada
Compare routes to Loop 303 and U.S. Route 60, also known locally as Grand Avenue. Test trips to work, groceries and appointments at the times you expect to travel.
Add the Prasada shopping and dining area to your visit if it will be part of your routine. Travel time varies by starting address and traffic, so a route check is more useful than a blanket commute estimate.

Questions worth asking
Asante Home-Buying FAQs
Is all of Asante a 55+ community?
No. The broader Asante area includes neighborhoods without Heritage's age qualification. Heritage at Asante is a separate gated 55+ neighborhood. The broad home search can include Heritage properties, so confirm the association's current occupancy rules for any home you select.
How do Asante Phase I, Phase II and Artisan differ?
Start with the legal subdivision, governing association, home age and included facilities. Phase I and Phase II have their own association resources; Artisan offers builder collections and its Gallery amenity setting. Do not assume that a shared Asante name means shared dues, access rights or rules. Compare documents for the exact properties on your shortlist.
How much are HOA fees in Asante?
There is no single fee to apply to every Asante home. The table above reads the amounts and billing periods reported for the current preview homes, then converts recognized periods to a monthly equivalent. Confirm the applicable association, current assessment, included services and purchase-time charges through the property's disclosures.
Why might a new Asante home show very low property taxes?
The listing's figure may be from an earlier construction stage or an estimate. Compare its tax year with the year built, review the parcel record and request an estimate for the completed home. This page holds the subtotal when those dates or reported construction information indicate a review is needed; the historical amount remains visible as a source figure.
Does every Asante home include a community pool?
No. Review the property-specific access rights. Artisan's amenity directory includes pools and The Gallery, while Heritage has its own private facilities. An address in another Asante phase does not automatically establish access to either. Confirm guest policies and any separate charges with the governing association.
Can I find Asante homes with RV garages or separate suites?
Check the current Asante inventory and Surprise RV-garage search, or ask Todd for a focused shortlist. Availability changes. Verify door dimensions, interior clearance, driveway access, suite layout and permitted use for the actual home.
Should I compare an Asante resale with a builder home?
Yes, if both fit your timing and priorities. Compare the finished price, lot, included upgrades, landscaping, warranty coverage, completion date and recurring expenses. Ask for the specific conditions behind any advertised builder incentive. Use the Artisan builder directory and Surprise new-construction guide to explore your options.
What affects my Asante home's resale value?
Compare relevant sales and active competition within the appropriate phase or age-qualified community, then account for the floor plan, lot, garage, pool, upgrades, solar terms and condition. Nearby new homes and builder incentives also belong in the comparison. Start with the Asante market report and request a property-specific value review.
