One name. Different home choices.

Original Marley Park or Homestead?

Marley Park’s appeal starts with its parks, front porches and connected neighborhood streets. The next step is choosing the right section. A newer home, a park-facing lot and a home with yard maintenance included can offer very different day-to-day experiences.

What to compare Original Marley Park Homestead at Marley Park
Home character Established streets, varied architecture, front porches and a mix of builders, lot sizes and garage arrangements. More recent construction and floor plans. Compare each home’s build year, finishes, yard size and completed improvements.
Shared amenities Heritage Club and Pool House facilities, neighborhood parks and Arbor Walk are part of the original community’s identity. A separate association describes its own community pool, sport courts, walking trails, barbecue areas and outdoor gathering spaces.
Ownership costs Dues and included services need an address-specific check; some listings report front-yard maintenance. Verify Homestead dues and inclusions separately. A Marley Park marketing address does not establish which amenities you can use.
Tour priorities Landscaping, park orientation, garage access, privacy and the age of the roof, HVAC and other major systems. Lot layout, afternoon sun, finished landscaping, system warranties and any solar payment or transfer terms.

Sources: DMB’s Marley Park overview and the Homestead community association. Confirm access, rules and services with the association for the exact home.

A useful local comparison: ask whether the home’s dues cover your front-yard maintenance or only common-area landscaping. The ownership-cost comparison below shows the HOA inclusions reported for each preview home when that information is available. Confirm the actual maintenance responsibilities in the association documents.

Look beyond the asking price

Marley Park HOA Fees, Property Taxes & Ownership Costs

There is no single fee that describes every Marley Park home. Start with the correct association, then compare regular dues, taxes, any special assessments, and the services you receive.

Compare Costs for the Homes Shown Above

Open a Marley Park listing to review its reported HOA dues, tax year and included services, or ask Todd for an address-specific cost review.

*Monthly subtotal = HOA dues (converted to a monthly amount) + listed annual taxes ÷ 12. This is a partial ownership cost; mortgage payments, insurance, utilities, maintenance and other expenses are separate. Figures are listing-reported, not verified tax bills or association quotes. Open “HOA & property details” for the reported billing period and inclusions. Unreported costs are marked as unavailable and do not produce a subtotal.

Confirm Before You Make an Offer

  1. Association chargesCurrent dues, transfer and disclosure charges, capital contributions, special assessments and amenity access.
  2. Taxes & district chargesReview the parcel’s current tax bill and title information. The City identifies a Marley Park Community Facilities District; confirm whether and how it affects the property.
  3. House-specific expensesInsurance quotes, roof and HVAC condition, irrigation, private-pool upkeep, and recent utility bills.

Solar Can Change the Comparison

Owned equipment, a financed system, a lease and a power-purchase agreement can create different costs and transfer obligations. A home’s advertised energy savings do not establish the buyer’s total monthly expense.

Ask for the agreement, remaining balance, transfer requirements and recent utility statements. Add any solar payment separately; it is excluded from the HOA-and-tax comparison.

Use the association’s current resale disclosures and the county’s parcel records to verify the costs before purchasing. Additional association charges and special assessments may apply. Official verification resources:

Parks, Pools & Everyday Life in Marley Park

Marley Park was developed by DMB in partnership with the Kemper and Ethel Marley Foundation. Its connected streets, parks and gathering spaces give you useful things to compare on foot as well as from the car.

Heritage Club, Pool House & Arbor Walk

DMB describes the original community’s recreation facilities as including a play pool, fitness pool and splash pad, with nearby shaded gathering areas. Arbor Walk connects neighborhood parks.

On a tour, look at the actual route from the home to the spaces you would use, including street crossings and shade.

Homestead’s Own Gathering Spaces

The Homestead association lists a community pool, sport courts, walking trails, barbecue areas, horseshoes, cornhole, tot lots and outdoor gathering areas with fire pits.

Confirm the home’s association and access rules before assuming it includes the facilities you saw elsewhere in Marley Park.

Marley Park Plaza & Prasada

Marley Park Plaza offers neighborhood shopping and services. Village at Prasada adds another shopping and dining destination along the Loop 303 corridor.

Try your likely grocery and restaurant routes from the specific home, especially if you are comparing opposite sides of the community.

Schools & Daily Travel

Marley Park Elementary and Legacy Traditional School–Surprise are local education options to investigate. A community name does not guarantee a school assignment, enrollment or a walking route.

Check the exact address with the school or district. For work, Luke AFB or other regular trips, test the route at the hours you will actually travel.

Questions worth asking

Marley Park Home-Buying FAQs

How can I find Marley Park homes under $400,000?

Check the current Marley Park search and set your maximum price, or ask Todd for a shortlist within your budget. Availability changes, and the three preview homes are a small selection of the available inventory. Compare both the purchase price and the property’s ongoing costs.

How much are Marley Park HOA fees?

Fees depend on the property, association and included services. The ownership-cost comparison above reads the reported dues for the homes currently shown in the preview. Review the original billing period, maintenance inclusions and any additional association charges. Obtain the current resale disclosure package to confirm regular dues, assessments and one-time charges.

Do Marley Park and Homestead share all amenities?

They have separate association arrangements and facilities. Confirm the legal subdivision and amenity rights attached to the specific home. The community name in a listing description is not enough to establish access.

Does Marley Park have a CFD charge?

The City of Surprise identifies a Marley Park Community Facilities District. Whether a particular parcel has related taxes or assessments, and the amount, requires a property-specific review of tax, title and disclosure records. Avoid adding a district charge twice if it is already included in the tax total.

Do all Marley Park homes attend the same schools?

No single school assignment should be assumed from the neighborhood name. Use the specific street address to confirm the current assignment directly with the district. Check enrollment requirements separately for charter schools, and evaluate the actual route between the home and the school.

How do I compare a Marley Park resale with a new home?

Compare the complete price, loan terms, association costs, lot, timing and what is already finished. A resale may include landscaping, window coverings and improvements that a new home still needs. Use Todd’s Surprise new-construction guide and home-buying budget guide to broaden the comparison.

How can I tour homes or find out what my home is worth?

For tours, send Todd your price range, timing and favorite addresses, or call (602) 432-3557. For a sale, start a home-value request and ask for a review of recent comparable sales, your upgrades and current competition.
