Your Victory at Verrado field guide
Find the home. Understand the neighborhood. Know the costs.
Explore 55+ living in the White Tank Mountain foothills. Compare new homes and resales, the Victory Club, golf settings and the ownership details that matter to your move.
Start with the homes
Compare asking prices, floor plans, reported lot sizes and listing photos, then open a home for its full gallery, availability and showing options. Victory is the age-qualified district within the larger Verrado community. Compare the exact collection, lot, completed features and price terms for each home. Up to three homes are shown, depending on availability. Looking for a resale or a particular plan? Ask Todd to check additional choices across Victory.
Use the Victory at Verrado search for current listings, photos and property details.
Listings may be offered by other brokerages. Listing photos and data are supplied through ARMLS. For builder listings, check whether photos show the actual home, a model or a similar plan. Availability and prices can change; open each property for current details and listing attribution. All information should be independently verified.
Find the right fit
Victory includes homes from multiple builders and collections, from compact cottage and villa plans to larger homes with dens, guest space and expanded garages. Compare what you can actually buy and use: the finished home, its homesite and the costs still ahead of you.
| What to compare | New construction | Established resale |
|---|---|---|
| Price and included work | Separate the home price from the lot premium, selected options, landscaping, window coverings and other work due after closing. Confirm any cash or preferred-lender conditions. | Identify which finished improvements convey, including the yard, appliances, storage and pool equipment. Review solar ownership or payment obligations separately. |
| Plan and garage | Walk the exact plan and review the contract specifications. Measure garage depth, door openings, storage and any golf-cart space. | Compare the rooms as built, including dens, guest areas and modifications. Check permits, warranty information and usable garage space. |
| Condition and timing | Confirm the completion schedule, inspection opportunities, warranty process and the difference between model finishes and the home being purchased. | Review roof, HVAC, window and water-heater records. Inspect the irrigation and any private pool, and confirm the seller’s possession timeline. |
| Lot and ongoing costs | Review the final homesite plan, nearby construction, all association charges and an estimate of taxes on the completed home. | Compare existing landscaping, privacy, afternoon sun and surrounding activity. Confirm current dues, property taxes and expected maintenance. |
Collection names such as “Cottages” or “Villas” do not establish the ownership type or exterior-maintenance coverage. Review the listing, title and association documents for the exact property. Explore Victory’s home choices and Todd’s new-construction guide.
Before a model-home visit: contact Todd before registering online or visiting a builder so he can check that builder’s representation and registration requirements with you. Bring your preferred plans and budget, including the work needed after closing.
Look beyond the asking price
Victory ownership involves Verrado and Victory district assessments, and some properties have an additional service-area charge. A single HOA field in a listing may show only part of that obligation. Compare the reported figures below, then confirm the complete address-specific costs before budgeting.
Open a Victory at Verrado listing to review its reported HOA dues, tax year and included services, or ask Todd for an address-specific cost review.
| Home | Listed HOA / month* | Annual taxes | HOA + tax / month* |
|---|
*Listed HOA amounts are converted to monthly equivalents using the reported billing period. The listing field does not verify the combined Verrado, Victory and applicable service-area dues, so this table withholds a subtotal. Enter confirmed combined dues and annual taxes in the calculator below. New-home taxes may reflect land or incomplete construction. Expand “HOA & property details” for the reported amounts and inclusions.
Choose a preview home to reference its details, then enter the confirmed combined monthly association amount. Usable listing taxes can fill the tax field; missing years or potentially incomplete new-home taxes stay blank. You can also compare another property using your own confirmed figures.
Use the correct tax year and the complete HOA amount for your comparison.
Monthly HOA dues + annual property taxes ÷ 12.
Add mortgage principal and interest, insurance, utilities, maintenance, any mortgage insurance, solar obligations and closing costs separately. Check whether any district charges are already included in the parcel's tax bill before adding them again.
The official Verrado assessment and fee schedule lists community and Victory district assessments separately, along with service-area charges and transfer-related fees. Confirm which apply to the home and who pays the closing charges under the contract.
Golf passes and rounds have their own pricing. Review the golf club’s current programs rather than assuming unlimited golf is covered by regular association dues.

Victory sits within Verrado in the White Tank Mountain foothills. Make room in your home tour for the club, walking routes and everyday errands. A home’s distance from the places you use most can matter as much as its floor plan.
The private Victory Club brings together pools, fitness, gathering spaces, a spa and The Vic Bar + Kitchen in a hillside setting. Its amenities are a central part of the community’s 55+ lifestyle.
Confirm resident and guest access, reservations and separate charges for the activities you plan to use. Walk or drive the route from the specific home, including the grade and parking arrangements.
Explore the Victory Club →The Victory Course is one of Verrado Golf Club’s two courses, alongside the Founders Course. The club offers public tee times and passholder programs; confirm current access, availability and costs directly.
At a golf-side home, compare ball exposure, landscape-maintenance activity, patio privacy and sun direction. A fairway view does not establish protected views or golf privileges.
Explore Verrado Golf Club →Victory’s path and trail network offers different routes for walking and outdoor activity. Use the community’s trail information to compare distance, grade and surface with the kind of outing you enjoy.
Start at the home and check the actual route to an access point. Include shade, crossings and seasonal conditions in your comparison; a mountain backdrop alone does not establish trail access from a lot.
Explore Victory trails →Verrado’s Main Street brings together shops, restaurants and the Village Green. Include it in your visit, along with the routes to groceries and appointments elsewhere in Buckeye and Goodyear.
Test the drive toward Verrado Way and I-10 at the times you normally travel. Check the distance from the particular home rather than relying on a community-wide commute estimate.

Plan your Victory at Verrado tour →Questions worth asking
Victory is in Buckeye, Arizona, within the larger Verrado community near the White Tank Mountains. It is the age-qualified district of Verrado. Compare the exact home’s route to the Victory Club, Main Street and Verrado Way rather than treating all Verrado locations as interchangeable.
Yes. Victory is presented as a 55+ community. Before buying, obtain the current occupancy requirements, age-verification process and rules for additional occupants and guests from the Victory District Association. Confirm eligibility for your household and intended use.
Yes. Compare available builder homes with resale choices across Victory, including the lot, plan, completed yard, garage and improvements. Builder inventory, incentives and price conditions change. Todd can check options for your timing and explain registration requirements before you visit a sales office.
The property can have Verrado community, Victory district and applicable service-area assessments. Use the official fee schedule and an address-specific statement to confirm the total. The table displays listing-reported amounts, while the calculator lets you enter confirmed combined dues. One-time closing charges belong in a separate closing-cost review.
Do not assume unlimited golf is included. Verrado Golf Club publishes its own tee-time and passholder options. Check the current program, availability, cart and practice privileges, guest terms and total golf budget directly with the club.
Start with the Victory Club’s pools, fitness and gathering spaces, then include the trail route and dining options you would use. Confirm access and any reservations or extra charges. A private-home showing does not automatically arrange entry to every community facility.
A listing’s tax figure can reflect land or an earlier construction stage. Check the listed tax year against the build year and county record, then request a completed-home estimate. Review any district charges already included in that figure. The comparison flags potentially incomplete construction-year taxes instead of using them as an ongoing budget.
The collection name alone does not establish the ownership type or included services. Confirm landscaping, exterior upkeep, insurance responsibilities, additional assessments and rental rules in the property’s governing documents. Match those responsibilities to your year-round or seasonal plans.
Yes. On page load, the previews, cost rows and calculator choices use the same selection. Homes confirmed as sold, under contract or outside Victory are removed and other qualifying listings can take their place. Up to three homes appear when available; limited inventory or unavailable listing details can produce fewer. Search and tour options remain available.
