Find a one-level home that fits your everyday life.

Single-story homes in Surprise, AZ can simplify the route between your bedroom, kitchen, laundry room, and patio. But one story does not automatically mean step-free access, lower utility bills, or less maintenance. The useful question is how the actual floor plan works for you.

Single-story is a starting point, not a complete floor plan

Before a showing, mark the rooms you use most on the floor plan. Picture carrying groceries in, taking laundry to the bedrooms, and moving between indoor and outdoor spaces. A long hallway or awkward garage entry may matter more than a few extra square feet.

Priority Look for Verify during the tour
Fewer changes in level Continuous living areas Entry thresholds, sunken rooms, garage steps, and patio transitions
Privacy Split bedrooms or a separate office Noise from the great room and distance from guest bedrooms
Easy daily use Convenient laundry, storage, and garage access Door clearances, turns, reach, and actual furniture placement
Outdoor space A patio and yard that fit your plans Usable yard after the home's footprint, pool, and equipment

Compare the neighborhood as carefully as the home

Search across Surprise first, then narrow by your driving routes, budget, and preferred surroundings. A community name alone does not tell you a home's story count, lot size, or current condition. Availability also changes, so use live listings instead of assuming a particular neighborhood always has your preferred floor plan.

If you are considering an age-restricted community, review its occupancy requirements, recreation arrangements, and fees. Compare those choices with unrestricted communities using your own needs. Our active-adult community guide and buyer guide are useful starting points.

Compare ownership costs without assuming one story is cheaper

The number of floors alone does not establish energy performance. Ask for available utility history and review insulation, windows, roof condition, HVAC equipment, orientation, and any solar agreement. Compare similar household usage where possible; a seller's bill is not a forecast of your bill.

Maintenance also depends on the property. A larger single-level footprint may mean more roof or exterior surface to maintain than another home with the same living area. Pools, landscaping, aging equipment, and deferred repairs can outweigh the convenience of a one-level layout.

Build a budget that includes mortgage costs, property taxes, insurance, HOA or recreation fees, utilities, and a repair reserve. See the energy-efficiency guide and closing-cost checklist for the next questions to ask.

Do single-story homes sell for more?

There is no automatic price premium or guaranteed faster sale. Compare recent sales with similar location, size, age, condition, and lot features. An extra bedroom, remodeled interior, pool, or larger garage can change the comparison. Sellers should use relevant evidence before setting a price.

Frequently asked questions

Is a single-story home wheelchair accessible?

Not necessarily. A one-level home may still have steps, narrow doors, or bathrooms that need modifications. Evaluate the actual property and any required changes with a qualified professional.

Can I search for single-story homes with a three-car garage?

Yes. Open the single-story grid, choose Refine Search, and add your garage requirement. Confirm whether a listed three-car garage is tandem or side-by-side.

Are all single-story homes in 55+ communities?

No. The search can include both age-restricted and unrestricted communities. Verify the rules for the specific home rather than relying on its style.
