Hi everybody! Realtor Todd Pooler coming at you from Surprise, Arizona. I just wanted to take a little time here to discuss some home value trends in Surprise. So we're going to talk a little bit about the past, a little bit about the future. We're going to keep an eye on the like periods of June through August, that 60 day period from 2005 through 2018. So we're going to talk a little bit about the past how we got to this point and how we're moving forward in the future. So in 2005 home values were right about $277,000. That's an average between these two months, about 618 units were sold during that time period. In 2018 we have values at $267,000. Nice healthy growth here and about 519 units have been sold in a 60 day period. We're not through August yet but I took 60 days of data for all same periods. Now how did we get to this point? This is a nice healthy value for a Surprise. We got there steadily increasing in value. We reached this point in 2006 and then we experienced a sharp decrease in home values. 2011 was about our low point and our value was about $147,000 per unit. We had about 156 units sell. And of course those are traditional home sales. We took out your short sales and what-not. So moving forward we had a sharper increase to 2015 and an even sharper one to 2018.

Now that was about a 10 percent growth per year which was a market correction, pretty much that market correction brought us back to a nice healthy home value in Surprise. Moving forward for the actual projected growth is going to be about 2 to 3 percent per year. And I got that data from real estate experts in the field and economists and reports that we're moving forward as inventory increase. Now if you try to buy a home between 2015 and 2018 you know exactly what I'm talking about, very low inventory supply and demand which actually drove those values. And, if you've driven around Surprise at all you've noticed there is about 10 homebuilders in Surprise. They are building new property and bringing that inventory back up to where we need to be. So we're not there yet. We've got a lot of inventory still to come. We want to see a healthy market, and is about 6 months or so of inventory on the market. Right now we have about 2 months of inventory on the market so we have a lot of work and a lot of room for growth which is great news for homebuyers. A lot of my clients come to me and say "Todd I've got a lot of equity. I bought my house between 2011 and 2016 and I'm looking to make a change. I'm Looking to sell my property".
